Look at the property and know what you are bidding on BEFORE you bid! Bidding at an auction is a binding contract. Failure to know what you are bidding on is not an excuse for not closing on this real estate. The seller has spent significant funds and we've invested hours and hours of time bringing this property for you to bid on. We expect that to be respected. Again, this is an adult activity, so know exactly what you are doing before you push the button to bid.

Photos do not even come close to replacing a live inspection. By checking the box next to the 'Submit Registration' button, you hereby represent that you have read, understood, and accepted the terms and conditions of this auction and have received a copy of the “Bidder Packet” - either at an open house or by downloading it from the link above.

REGISTRATION: Proper and complete online registration is required to bid online. All bidders must provide name, address, phone number, and email address to register. A credit card (MC, Visa, Amex or Discover) is required to register for the auction. The credit card will be authorized in the amount of $500 before bidding access is granted, but it is not charged nor is it a recognized form of payment of the deposit or purchase price. (Those funds may temporarily be unavailable to you).  Should a Winning Bidder fail to complete the contract signing process, the required deposit will be charged to the credit card provided at registration. By registering, all bidders acknowledge having read the “Bidder Packet” and agree to be bound by the terms of the "Purchase and Sale Contract" within. Bidders must register prior to bidding. If you are under the age of 18, or not able to form legally binding contracts, you are prohibited from bidding at this Online Auction.

BIDDING: Bidding starts now and begins to close Thursday June 26th @ 7:00 pm. All bidding will be done online. A 10% (Ten) buyer's premium will be added to the highest bid and this will become the final sale price of the property. Auction will have a soft close, which means the bidding could continue after 7 pm until there is no bid activity for 2 minutes. All adjoining lots are “linked”, which means bidding will not close on any individual lot until there is no bidding within 2 minutes on any of the lots in the linked group.  In the unlikely event that there is a technical failure with our website during the auction close, bidding will be reopened at a later date after notifying all registered bidders. Property is being sold as-is with no warranties or representations being made. Seller will deliver good, marketable, and insurable title free of all liens and encumbrances. By bidding you are representing that you have read and agree to be bound by the terms and conditions for this sale as stated in the “Bidder Packet”. If you do not agree with any of the terms and conditions stated, DO NOT BID or you will be bound by those terms and conditions. At the conclusion of the auction, the Winning Bidders will receive an email text call confirming his or her winning bid status and an appointment calendar for June 28th. Pick a time in one of the blocks between 8am and 11am to come sign the purchase contract and make the appropriate down payment. We will also try to contact you directly with the phone number you have provided during registration. All bidders are expected to know this and cooperate fully. A bid at Auction is a binding contract. Any Winning Bidder whose documents and deposit are not received within the required timeframe is subject to being sued for specific performance as outlined in the "Purchase and Sale Contract" contained within the “Bidder Packet”. They are also subject to having an amount equal to the down payment charged to the credit card used at registration and will not be allowed to bid in any future Online Auction events. Note that property-specific purchase documents are available in our "Bidder Packet" and any professional reviews of such documents should be undertaken PRIOR to bidding.
